Homes & lots

The homes and lots in SpurWing

In February 2025 the Sundance Company sold the club to Florida-based Concert Golf Partners, as BoiseDev and Concert's own announcement reported. For a deck, the course is the defining fact: back yards face fairways and greens, the rear of the house is part of the view from the course, and design review treats it accordingly.

SpurWing is the cluster of subdivisions around the Club at SpurWing, a private 18-hole course off Chinden Boulevard in northwest Meridian. The Idaho Business Review reported in 2015 that about 350 homes had been built in three communities around the course since 2011, about 300 of them by Brighton Corporation at SpurWing Greens, where Brighton's staff said many buyers used the houses as second homes. According to Build Idaho, SpurWing Greens took its name in September 2010 after Brighton and SpurWing Greens, LLC bought an earlier, stalled project, and it is laid out as three neighborhoods: The Orchard and The Grove, with courtyard and traditional plans, and The Estates, with custom home sites. Greens listings show build years from about 2011 to 2018. Other SpurWing-named subdivisions surround the club, and at least one, Spurwing Estates, carries Eagle mailing addresses, so the permitting jurisdiction has to be confirmed lot by lot.

SpurWing Greens runs on CC&Rs plus separate Architectural Control Committee standards. The subdivision summary published by Build Idaho says compliance with the ACC standards is mandatory, that they can vary by phase, and that site plans, elevations, landscape, grading and exterior materials and colors need written ACC approval before construction, which puts a deck squarely inside the process; neighboring SpurWing-named subdivisions have their own associations, so the first step is confirming which committee governs the lot. Lots inside Meridian city limits are permitted by Meridian Building Services under the Meridian deck permit rules; a mailing address alone does not settle it, so lots with Eagle addresses are checked against the parcel record to see whether Eagle or Ada County has jurisdiction instead. The land is flat to gently rolling irrigated ground with no hillside or wildfire overlay and no historic designation. The course is private property, so a deck, stair or fence stays on the owner's side of the platted line, which we confirm from the plat rather than from where the mowing stops.

Why local matters

What a SpurWing deck has to account for

Completed deck frame with doubled beam, joists at even spacing and joist tape
Illustrative detail.
  1. Expect golf balls. A deck on a fairway lot will be hit eventually, so we lean toward guards that shrug off an impact, such as aluminum or steel balusters and rails, or cable, rather than glass panels that can crack, and we look at where the lot sits relative to the landing area before placing a glass door or a table. Our comparison of deck railing options lays out how metal, cable, composite and glass systems differ in cost, sightlines and durability. Capped composite boards take a strike without the chipped paint a painted wood surface shows.

  2. The back of the house works like a front elevation here. Golfers and neighbors across the fairway see the underside of a raised deck, its posts and anything stored beneath it, so expect the committee to look at post size and wraps, skirting, and guard color against the trim. A raised deck over a walkout or tall crawlspace reads as finished with wrapped posts and a skirt or planted bed at its edge rather than open joists.

  3. Courtyard plans in The Orchard and The Grove put the outdoor room at the side or middle of the house, enclosed on two or three sides by walls. Decks there sit low, and drainage is the detail that decides how long they last: runoff from several roof planes lands in a small space, so the frame needs clearance above the soil, the grade has to carry water out, and boards with a slightly wider gap let debris fall through. If the platform touches the house it is an attached deck under Meridian's rules, whatever its height.

  4. Custom homes in The Estates support larger plans: multi-level decks, outdoor kitchens, fire features and hot tubs. Each adds work beyond carpentry. Meridian's handout says any electrical work needs an electrical permit, a gas line is permitted separately, and a filled hot tub concentrates far more weight than the 40 pounds per square foot a standard deck frame is designed for, so its footings and joists are engineered for the tub. Composite decks in Meridian covers board and framing choices for builds like these.

  5. Owners who spend winter elsewhere need a deck that does not depend on them. That points to capped composite or PVC, hidden fasteners that resist backing out through freeze-thaw, joist tape, and stainless or coated hardware. Boise's normals average 17.6 inches of snow a season, light by mountain standards, but snow sliding off a two-story roof onto a lower deck lands in one spot and nobody is home to shovel it, so roof edges above a deck are worth reading on the plans.

  6. Irrigation in SpurWing Greens is a non-potable pressurized system on Settlers Irrigation District water, available only during the district's season and on a rotation the HOA sets, according to the subdivision summary. A head aimed at the lawn edge can soak a deck's framing on every cycle from spring to fall, so heads near a new deck are moved or converted to drip before the boards go down, and lines are located by hand because utility locates do not mark private irrigation.

  7. Golf-course communities often limit solid fences and screens on course-facing lots to protect sightlines. We have not read SpurWing's standards in full, so before designing a privacy wall on the fairway side we ask the committee, and we usually plan screening along the side property lines, where it blocks neighbors' views without blocking the course.

  8. Committee timing sets the schedule more than construction does. A deck in the ACC queue waits for the next review, and a resubmittal over a color or skirting detail adds another cycle, so we send a complete packet the first time: dimensioned plan, elevations from the course side, a color board with actual samples, and the lighting layout. Our guide to HOA deck approval in the Treasure Valley lists what committees typically ask for. The city permit is filed once the committee's written approval is in hand, from the same drawings.

SpurWing deck questions

Who approves a deck in SpurWing Greens?
The Architectural Control Committee first, then the city. The subdivision's published summary says ACC standards are mandatory and that exterior materials, colors, site plans and elevations need written committee approval before construction. Neighboring SpurWing-named subdivisions have their own associations, so we confirm which committee governs the lot, submit one drawing set to it, and file the permit after approval.
Is my SpurWing home permitted by Meridian or Eagle?
It depends on which city limits the parcel sits in, not the subdivision name or the mailing address. Most homes around the club are in Meridian and go through Meridian Building Services, but some SpurWing-named lots, such as Spurwing Estates, carry Eagle addresses and may fall under Eagle or Ada County instead. We check the parcel record before drawing, because the permit thresholds differ.
Will golf balls damage a deck on a SpurWing fairway lot?
Occasionally, and the design can limit the damage. Metal balusters, metal top rails or cable guards take a strike better than glass panels. Capped composite decking resists dents and does not show chipped paint the way a painted surface does. On lots near a landing area, a solid cover or closely spaced pergola slats over the seating area add protection for people as well as furniture.
Can my deck extend toward the golf course?
Only to your own property line, less any setback or easement shown on the plat. The course is private land, and the edge of the mowed rough is not the lot line. We confirm the platted line and the recorded easements before setting footings, and the committee will also look at how far a deck projects toward the course and how it reads from the fairway.
What does a deck cost on a SpurWing lot?
SpurWing decks follow Meridian pricing, but they skew toward the larger, more detailed end: multi-level layouts, metal or cable guards, finished skirting and covers add cost, as do outdoor kitchens and hot tub framing on estate lots. Our Meridian deck cost guide gives attributed ranges by material and the local factors that move a quote, and a site visit settles the rest.
Can I build a pergola or covered deck facing the course at SpurWing?
Usually, with committee approval of its height, roof material and color, since it changes how the house reads from the fairway. On the city side, Meridian needs no building permit for a detached shade structure under 200 square feet; larger ones and any cover attached to the house go through its patio-cover permit with setback review. Our Meridian pergola and patio-cover options page compares open and solid roofs.
What decking suits a SpurWing second home that sits empty in winter?
Capped composite or PVC on a frame with joist tape, hidden fasteners and corrosion-resistant hardware. These need no sealing, shrug off freeze-thaw better than painted wood, and do not trap water the way an unmaintained stained surface does. Before leaving for the season, clear leaves from board gaps and make sure the irrigation is shut down and drained.
